The 12-Point PG Inspection Checklist
- Walk the route to coaching at 7 AM — your child will do this daily; check shade, traffic, safety
- Eat a meal in the mess unannounced — don’t accept “come for a tasting tomorrow”
- Test the Wi-Fi — open YouTube on the room’s connection, stream a 1080p video for 2 minutes
- Inspect the bathroom personally — cleanliness here predicts everything else
- Check the back-up system — inverter? Generator? Ask how long it lasts during a 3-hour cut
- Look at the CCTV monitor — not the camera, the monitor; many sites have non-functional cameras
- Meet the warden / caretaker — this is the person your child will deal with daily; trust your gut
- See the actual room — not a “sample” or “model” room; the one your child will live in
- Ask about visitor policy in writing — parents, friends, sibling visits
- Confirm mess timings vs coaching timings — mismatch = missed meals = falling sick
- Read the agreement — notice period, deposit refund, damage charges, mess holidays
- Talk to a current student alone — not in the owner’s presence; ask the hard questions

- How many students are currently in this PG?
- What happens if my child falls sick — is there a system?
- What’s your turnover — do most students stay the full year?
- How are issues escalated and resolved?
- Can I get the contact of 2 current parents I can call?
Red Flags That Mean Walk Away
- No written agreement, only verbal
- Owner won’t share a current parent’s reference
- Mess timings are vague (“morning to night”)
- Multiple students sharing rooms beyond legal occupancy
- Cash-only payment with no receipt
- Reluctance to let you see the actual room
- Old testimonials but no recent students you can speak to
Green Flags Worth Paying Slightly More For
- Warden lives on-site
- Mess menu posted weekly
- Wi-Fi has clear router placement (not just a single corner)
- Power backup includes Wi-Fi router and study table sockets
- Visible CCTV at every floor exit
- Owner reachable on WhatsApp directly
What “Affordable” Should and Shouldn’t Mean
A good PG in Sikar in 2026 is fair value at ₹9,000–12,000/month with mess. Anything cheaper than ₹7,000 is cutting corners somewhere — usually the mess or the safety. Anything beyond ₹15,000 better justify it with private bath, AC, single room, and premium location.

1–2 months’ rent, fully refundable. Anything higher is unusual.
Can I book without visiting in person?

How early should I book?
Good PGs fill up by April for the academic year starting May–June. Earlier is safer.
